Why Use a Broker

Why not just go to your bank?

A bank can only sell you their own products. We access over 90 plus lenders to find the one that actually fits your situation, not the one that fits their sales target.

Whole of market access

We are not tied to any lender. Our only obligation is to find the right deal for your circumstances.

We Handle the Paperwork

From application to completion, we manage every step so you can carry on with everything else.

No Upfront Fees

We only charge on completion. If your mortgage does not complete, you do not pay a thing.

Complex Cases Welcome

Adverse credit, unusual income, non-standard properties. We work with lenders who say yes.
The Process

How It Works

Three steps. From first call to keys in your hand
1

Free first call

A 15 to 30 minute conversation to understand your situation, goals, and what you need from a mortgage.
2

Market Research

We search the whole market and present your two or three best options with clear costs and the reasoning behind each.
3

Application to completion

We submit your application, liaise with the lender, and stay with you all the way through to completion and beyond.
common Questions

Frequently Asked Questions

Straight answers to the questions we hear most often.
How much deposit do I need?
Most lenders require a minimum 5% deposit for residential mortgages. Better rates open up at 10%, 15%, and 25%. Buy-to-let mortgages typically require 20% to 25%.
Can I get a mortgage with bad credit?
Often yes. We work with specialist lenders who consider applications from clients with defaults, CCJs, and missed payments, depending on the circumstances and time since.
How long does the process take?
An Agreement in Principle can be arranged within 24 hours. A full mortgage offer typically takes 2 to 4 weeks depending on the lender and the complexity of the case.
Do you charge a fee?
We charge a broker fee which is only payable on completion. We will always be transparent about fees before you commit to anything.
I am self-employed. Can you help?
Absolutely. This is one of our specialisms. We work with lenders who understand contractors, sole traders, limited company directors, and dividend-led income structures.
What documents will I need?
Proof of ID, proof of address, three months of payslips or two years of accounts (one year considered in some cases), and three months of bank statements.
